The Cottage
Pleasant Valley Cottage is a newly built detached house offering spacious comfortable self catering accommodation. It is furnished and equipped to a very high standard and has all the attributes to offer any family a comfortable and restful holiday. With full oil central heating throughout the property, double glazing and constant hot water, this is an ideal retreat at any time of year. The house sleeps up to six people plus there is room for a cot. We do not take pets and the property is strictly non smoking. The front door opens into a small porch and then into the hallway which leads to the kitchen and dining area.

Kitchen & Dining Room
The fully fitted kitchen is extremely well equipped having an electric oven and hob with extractor fan over, fridge and freezer, microwave, dishwasher and washer/drier. There is ample crockery, cutlery and glassware provided. The dining area is furnished with table and chairs which will seat six people comfortably.

Doors open onto the patio area at the rear of the house where there is seating and a barbeque.

Bedroom 1
A twin bedded room with metal framed beds, furnished to excellent sandards with antique pine units and LCD TV.

Bedroom 2
A double bedded room which has the added advantage of en-suite facilities. The room is furnished to a very high standard with antique pine units and LCD TV. The en-suite which is fully tiled consists of an electric shower, WC and hand basin plus heated towel rail. Also there is a separate room with WC and hand basin. The room has disabled access.

The open balustrade staircase leads to the first floor which comprises:

Bedroom 3
A large double bedded room which has a high vaulted ceiling with exposed wooden roof trusses. The furtniture is again quality antique pine complete with LCD TV.

Bathroom
The house bathroom is fully tiled and consists of a P-shaped bath with shower screen and shower over, WC and hand basin with heated towel rail.

The Lounge
A large spacious room which also boasts a high valuted ceiling with exposed wood room trusses. Comfortably furnished with four leather sofas, electric fire, coffee tables, 32" LCD TV, DVD and CD players. Two sets of French doors with safety rails open for you to enjoy stunning views over woodland.

All the bedrooms and the staircase are carpeted to a high standard, whilst the lounge, kitchen and dining areas all have antique pine flooring.

Duvets, bed linen and towels are provided. Rent is inclusive of electricity, oil fired central heating and constant hot water.

There is ample parking on the drive in front of the property.

Takeover is at 3pm and guests are to leave by 10am on the day of departure.
