The person signing the booking form must be at least 18 years of age, be a member of the party occupying the property and be authorised to agree the booking conditions.

Bookings cannot be accepted from parties of young people under 18 years of age.

You, the hirer, will only share the property with those persons named on the booking form.

The proprietors will endeavour to provide the property in a good state of repair and condition, and will provide heating oil and electricity without any further charge to the hirer. If for any exceptional reason the property becomes unavailable, the proprietors will refund all money paid by you without any further liability.

The hirer agrees to pay for any breakages, losses or damage to the property before departure. Also to take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the tenancy. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. The hirer is responsible for any additional cleaning costs incurred.

The hirer agrees to permit the proprietors or their agents reasonable access to the property for the purpose of maintenance or repair at any time.

The maximum number of people allowed to sleep in the property is six plus one baby. The proprietors reserve the right to terminate the hire without notice and without refund if this condition is breached.

Smoking is strictly forbidden within the property.

No pets allowed.

A booking form must be accompanied by a non-refundable deposit of £100. The balance of the rent must be paid 30 days prior to the commencement of the holiday. Non payment of the balance by the due date shall be construed as a cancellation of the contract by the hirer. The full rent is payable at the time of booking if less than 30 days from the date of occupancy.

You are reminded that a booking is a legally binding contract and you are therefore advised to take out holiday insurance to cover you for any unforseen eventualities.

The proprietors regret that they cannot accept responsibility for any injury, loss or damage to any persons or property howsoever caused and shall not be held liable in respect thereof.
